WA Launches $500M Transit-Oriented Development Fund Along METRONET Corridors

The Western Australian state government has launched a $500 million Transit-Oriented Development (TOD) fund to stimulate private housing investment along the METRONET rail corridor.

The fund will provide grants and concessional loans to developers who commit to building medium and high-density residential projects within 800 metres of METRONET stations, with priority given to projects that include affordable and social housing components.

Eligible stations include those along the Morley-Ellenbrook Line, the Byford extension, and the Yanchep Rail Extension, all of which are due to open progressively between 2025 and 2028.

Planning Minister David Carey said the fund addressed a critical gap in the market, noting that developers had historically been reluctant to take on density projects in suburban Perth due to the high cost of land subdivision relative to achievable sale prices.

The City of Stirling and City of Joondalup have been identified as priority corridors, with both councils fast-tracking local planning scheme amendments to align with the state's TOD objectives.
